Midwest Industrial Funds recently broke ground on a 303,601-square-foot industrial building within the DuPage Business Center at 2525 Enterprise Circle in West Chicago, Illinois. It will be the largest speculative building to be developed in the Fox Valley submarket and the only building in the area to feature 36-foot clear ceiling height.

“We are very happy to have started the grading and to have officially launched this exciting project,” said Justin Fierz, a Principal with Midwest Industrial Funds. “We were attracted to the centralized DuPage County location, the high‐quality existing business park and the strong and diverse nearby labor force.”

Suitable for a multitude of uses including distribution, assembly and manufacturing, the high-image, pre‐cast concrete and glass facility features a cross-docked configuration with 47 truck docks, 211 car parking spaces and on-site trailer parking. The building is divisible down to approximately 75,000 square feet and will be complete this fall.

The land was acquired earlier this spring from the DuPage Airport Authority. Mark Moran and John Whitehead of NAI Hiffman represented the seller on the transaction and are marketing the newly constructed building for lease or sale on behalf of Midwest Industrial Funds.

“The DuPage Airport Authority has been terrific to deal with over the last several months in terms of being responsive and working with us on the details to help turn our development vision into reality,” said Fierz. “We feel we have designed the most functional and flexible building in the submarket and are very pleased with the pre‐leasing activity.”
